One of Newport’s established neighbourhood shopping sites could eventually combine shops and housing, with a development application lodged for 17 homes at Mariner Plaza on Griffith Road.
The application covers 141–145 Griffith Road, where the existing local centre is home to businesses including Ray White Newport and Newport Vet Care.
Rather than opening up another undeveloped site in the suburb, the proposal would bring residential development onto a property that already has a long-standing commercial use.
The application, DA/2026/4825, was lodged in September and describes the proposed development as a shopping centre and 17 multiple dwellings, together with associated earthworks.
It remains under consideration and has not been approved.
From Local Shops to Mixed-Use Site
Mariner Plaza occupies about 3,110 square metres on Griffith Road and has previously been marketed as an 833-square-metre neighbourhood shopping centre with 41 car spaces.
The centre has accommodated a changing collection of local businesses over the years, with its Griffith Road position making the property a familiar commercial address for Newport residents.
What is now being proposed represents a notable change in how that land could be used.
Instead of remaining solely a neighbourhood commercial property, the site would accommodate both shops and 17 homes if the application ultimately proceeds.
The planning description does not, however, establish that a supermarket, major retailer or new dining precinct is coming to the site. Nor does the lodgement of the application mean the existing centre is about to be demolished.
Those details will become clearer as the proposal moves through the assessment process.
Another Proposal Along Griffith Road

The Mariner Plaza application comes as another established Griffith Road property is also being considered for redevelopment.
A separate proposal at Newport Marina involves 17 homes alongside dining and marina-related uses. Despite the coincidence in dwelling numbers and their Griffith Road locations, they are separate developments.
Newport’s retail landscape has also changed substantially with the emergence of Newport Marketplace, which has become a larger shopping and dining destination for the suburb.
The latest application is not an extension of Newport Marketplace. Instead, it raises a different question about the future of one of Newport’s older neighbourhood commercial properties.
For the moment, nothing changes at Mariner Plaza simply because plans have been lodged.
The City of Moreton Bay must assess the application before determining whether the proposed combination of shops and housing can proceed.
What the September lodgement does reveal is the direction being considered for the site: keeping a commercial presence on Griffith Road while introducing housing to a property Newport residents have known primarily for its local shops and services.
