Plans for a major redevelopment of the Dolphins’ Kippa-Ring home include proposed hotel accommodation with about 300 to 400 beds, alongside a high-performance centre and a broader vision for sport, tourism, and community use.

The Dolphins have been developing plans for their Redcliffe home at the corner of Klingner and Ashmole roads, with hotel accommodation included in the long-term proposal.
A January 2025 report by Moreton Daily said the club was considering one or two hotel towers providing about 200 rooms and between 300 and 400 beds. Dolphins Group chief executive Tony Murphy said the accommodation could help address a shortage of hotel rooms across the City of Moreton Bay.
The proposed accommodation is part of a wider plan to create a tourism, entertainment, and sporting hub on the Redcliffe Peninsula. The concept includes an expanded Kayo Stadium, a conference centre and changes to the existing club facilities.
Murphy said visitors could come to the precinct for conferences or games, while the master plan was intended to build on the Dolphins’ experience in food and beverage, rugby league, and tourism.
The hotel proposal is not the only development being considered for the site. Another component of the Dolphins’ plans is a proposed high-performance centre. In April 2025, the club announced an $8 million funding commitment towards the facility, with the funding intended to help with its construction.
The proposed centre would be accessible to the Dolphins’ NRL players as well as female athletes and community groups. The club has also said community needs would be considered in the final design, including education, Indigenous organisations, junior player pathways and women’s rugby league.
The Dolphins have presented the centre as supporting elite training alongside community uses. The broader master plan has also been linked to Brisbane 2032. Earlier reporting noted Murphy’s view that the precinct could help address issues facing sporting teams when existing Brisbane stadiums are unavailable because of the Games.
That could include sporting activity displaced from venues needed for Olympic and Paralympic events. The accommodation proposal gives the wider project another regional dimension. If delivered, a hotel at the Kippa-Ring precinct could provide accommodation for visitors attending sporting events and conferences, while the high-performance centre would add a proposed high-performance facility to the site.
For Newport and nearby suburbs, the proposed development is therefore about more than the future of a football venue. It is also a proposal for additional accommodation and community-focused sporting infrastructure on the peninsula.
The Dolphins’ plans remain a proposal rather than a completed redevelopment. The timing, scale and final form of any development will depend on how the master plan progresses.

If delivered, the proposal would extend beyond the stadium to include accommodation, conference and high-performance facilities. It could add accommodation capacity in a region where the Dolphins have identified a shortage of hotel rooms, while expanding the sporting facilities available on the peninsula.
